1. Who we are
Badugu Realty Advisors ("Badugu", "we", "us") provides real estate advisory, deal structuring, legal-clarity facilitation, and trust-building services across India, the UAE, Singapore, the United States, the United Kingdom, and Australia.
Our affiliates โ Badugu Constructions, Badugu Materials Supply, and Badugu Equipment Rentals โ operate under the same brand standards and the same philosophy: less deals, bigger deals, clean deals.
2. What we are โ and what we are not
We are: an advisor, a deal structurer, a legal-clarity facilitator, and a trust builder.
We are not: a broker, a middleman, or an "influence-based fixer". We do not accept undisclosed commissions from counterparties, and we do not represent both sides of the same transaction without your written consent.
3. Eligibility & accounts
You must be at least 18 years old and legally capable of entering binding contracts in your jurisdiction.
You are responsible for keeping your mobile number, MPIN, OTP, and account credentials confidential. Notify us immediately of any unauthorized access.
4. Scope of advisory services
Listings, market notes, valuation indications, and property profiles on the platform are informational. They are not offers, guarantees of return, or substitutes for independent legal, tax, or financial advice.
A formal advisory engagement begins only when both parties sign an engagement letter that defines scope, deliverables, fees, and timelines.
5. No brokerage; conflict policy
We do not act as a broker. Where a transaction completes, our compensation is a transparent advisory fee disclosed in the engagement letter.
If a potential conflict of interest arises, we will disclose it in writing and seek your consent before continuing.
6. Your responsibilities
Provide accurate identity, KYC, and source-of-funds information as required by applicable law.
Conduct your own independent due diligence and obtain independent legal, tax, and financial advice before signing any binding document.
7. Fees & payments
Advisory fees, retainers, and success fees are set out in the engagement letter and are exclusive of taxes unless stated otherwise. Refunds, if any, are governed by the engagement letter.
8. Localization & cross-border services
The platform adapts content, currency, and language based on the country and language you select. Real-estate practice differs by jurisdiction, and we operate within local laws of the country in which the property is situated.
9. Limitation of liability
To the maximum extent permitted by law, our aggregate liability arising from or connected with the services is limited to the fees actually paid to us for the specific engagement giving rise to the claim.
We are not liable for indirect, incidental, special, consequential, or punitive damages, or for loss of profits, goodwill, or data.
10. Intellectual property
The platform, including text, graphics, logos, and software, is owned by Badugu or its licensors and is protected by intellectual-property laws. You may not copy, modify, or distribute it except as expressly permitted.
11. Termination
We may suspend or terminate access for breach of these Terms, suspected fraud, or to comply with law. You may close your account at any time; certain provisions (fees due, confidentiality, limitation of liability) survive termination.
12. Governing law & disputes
Unless otherwise agreed in the engagement letter, these Terms are governed by the laws applicable at our principal place of business in your country of selection. Disputes are subject to the exclusive jurisdiction of the competent courts at that seat.
13. Changes to these Terms
We may update these Terms from time to time. We will post the updated version with a new "Last updated" date. Continued use after the change means you accept the updated Terms.
